1. Consultation With Your Buyers Agent
We’ll discuss your needs, wants and timeline for buying a home.
2. Determine Your Home Buying Budget
Narrow down the neighborhoods you like. This will give you an idea of the price range you’re looking at. Next, you need to figure out all of your monthly expenses, and don’t shave the numbers. More often than not, your monthly expenses will go up once you move, so be fair and honest when figuring out your monthly budget. You won’t enjoy your new home to the fullest if the payments are a constant struggle. Finally, you need to know your credit score and down payment. This is critical because it can and will determine your monthly mortgage payments. Once you have done all of this you will know what you can afford.
At your consultation, we can put you in touch with a ReeceNichols HomeServices Lending loan officer for a free pre-approval. Knowing you’re pre-approved not only helps you narrow your search, but also shows sellers that you’re motivated. In a tight real estate market, this can make a big difference.

4. The Fun Part—Let’s Look at Houses!
We’ll set up showings of potential homes that fit your criteria. We’re also happy to accompany you to visit homes and open houses you find yourself. ReeceNichols hosts a special Open House Celebration weekend each month, giving you the chance to view hundreds of open houses over the course of one weekend.
5. “Test Drive” the Neighborhood
Moving to a new neighborhood means a lifestyle change. It’s important to not just tour a home, but to tour the area. Visit local restaurants and stores. Walk around to get a “feel” for the neighborhood. Do a trial commute to work and schools, if applicable. You’ll be making that drive every day for many years, so make sure it’s comfortable for you. All these things can help you narrow down homes of interest.
6. Make an Offer
Once you’ve found “the one,” we’ll prepare the offer to purchase and review all the details. We can pull comps to make sure your offer is favorable yet competitive. Let us remove the stress over how much to offer!
After the contract is submitted, we’ll put our expertise and experience to work negotiating the purchase of the home with your best interests in mind. You’ll be kept in the loop every step of the way.
8. Finalize the Paperwork
Once the seller agrees to all of the terms, the paperwork, inspections and mortgage will be finalized. It’s time to start packing!
9. Closing Day
Time to celebrate! We’ll be by your side on closing day as you sign the paperwork to purchase your new home. There’s nothing like the feeling of getting the keys to your very own front door!
10. Beyond the Sale
